The Altstadt and Lehel form the prestige core around Marienplatz, favoured by law firms, finance and consultancies. Maxvorstadt and Schwabing to the north are the media, university and startup quarter. The Werksviertel by the Ostbahnhof is the city’s fastest-growing modern office hub, while Neuhausen, Sendling and the business parks toward the airport offer larger, better-value floors with parking.
What you can expect to pay
Munich is the most expensive office market in Germany. Rents are quoted per square metre per month, split into base rent (Kaltmiete) and service charges (Nebenkosten), with 19% VAT on top. Central, fitted and station-adjacent space commands the highest rates; outer districts and business parks are more moderate. Getting around
Munich’s dense U-Bahn and S-Bahn network, together with Munich Airport and the ICE rail hub, makes almost every district easy to reach. An office near an interchange such as Marienplatz, Sendlinger Tor or Ostbahnhof shortens commutes and widens your hiring radius.
