Renting vs buying an office in Munich: what the numbers say

Renting vs buying an office in Munich: what the numbers say

With Munich office yields compressed and rents firm, the rent-or-buy question deserves real arithmetic, not gut feeling.

The case for renting

Flexibility is the headline: teams change size faster than property sells. Renting keeps capital free for the business, moves are cheap, and the landlord carries the building risk. At a median of about €34/m²/month in our catalogue, occupancy costs stay predictable.

The case for buying

Owner-occupiers lock in their location, build equity instead of paying rent, and gain planning freedom for fit-out. It pays when you can commit to a location for ten-plus years and financing costs stay below the rental yield.

The middle path

Many Munich companies rent their client-facing headquarters in Altstadt-Lehel, Maxvorstadt and buy or rent cheap storage and back-office space in Neuhausen, Sendling, Ramersdorf-Perlach. A ten-year worked example

Take 200 m². Rented at €34/m² that is about €6800 base rent a month — a six-figure sum over ten years with no equity built, but no capital tied up and the freedom to move. Buying ties up equity, adds roughly 10% in transaction costs and puts maintenance and vacancy risk on you — while building ownership.

What counts on the tax side

Owner-occupied commercial property can be depreciated and financing interest is a business expense. Against that stand transfer tax, notary and land registry fees. Budget a maintenance reserve of about 1% of the building value a year — the item most often forgotten in these calculations.

When renting clearly wins

When the team grows or shrinks faster than a property can be sold; when capital earns more in the operating business than in the building; and when the location question is still open in five years. For most growing companies at least one of these applies.
