How much space do two, three or five people need?
The working rule is 8–10 m² per workstation including circulation. In practice: two people fit into 15–20 m², three into 25–30 m², five into 40–50 m². Add 10–15% if you receive clients regularly or want a meeting table in the same room.

Which districts to search first
Altstadt-Lehel, Schwabing-Freimann and Bogenhausen hold most of the small-unit supply. Central addresses cost noticeably more but save everyone travel time; in the outer districts the same budget buys ten to twenty square metres more.
Checklist before the viewing
- Is the space genuinely lockable, or just partitioned off?
- How many desks does the layout really allow — windows, doors, radiators?
- Are internet, cleaning and service charges included or billed on top?
- Are there meeting rooms in the building for when your own room is too small?
- What is the minimum term and how short is the notice period?
What small offices actually cost
At a median base rent of about €34 per m², a 20 m² office runs near €680 a month plus service charges. Serviced offices ask more for the same size but include furniture, internet, reception and cleaning — for stays under a year that is usually the cheaper total.
