Four situations come up most: a project team for six to nine months, a foreign company entering the market before committing to a location, bridging a refurbishment or relocation, and a fast-growing team that does not yet want to commit to a footprint.
The contract points that matter
- Minimum term and notice period — monthly, quarterly or fixed?
- Renewal option and at what price: many providers raise it after year one.
- Deposit: usually one to two months with serviced offices, often without a bank guarantee.
- Scaling: may you move to a larger unit in the same building?
- Hand-back: furnished space removes the restoration duty — put it in writing.
A worked example
A team of eight needs roughly 75 m². On a conventional lease at €34/m² that is about €2550 base rent a month — plus service charges, furniture, fit-out and deposit, and five years of commitment. As a serviced office the same requirement carries a higher monthly price but no investment and monthly notice. Under twelve months of use, the flexible option almost always wins.
