Why prices vary so widely
Three factors explain almost every difference: location, commitment and level of service. A hot desk in the centre easily costs twice a dedicated desk on the fringe, and a twelve-month commitment lands well below a rolling monthly deal.
Hidden items that push the price up

- Parking, lockers, 24/7 access — rarely in entry-level plans.

What is actually negotiable
Operators have more room than the price list suggests, especially at quarter-end and for several desks. Common wins: one or two free months on an annual deal, a larger meeting-room allowance, or the setup fee waived. Ask specifically for the price of twelve months paid up front.
When moving to your own space pays off
Compare the per-desk price against market rent: at a €34/m² median and roughly 9 m² per person, your own workstation equals about €310 of base rent a month plus service charges, furniture and internet.
